It has been designed as an integral part of the existing Fenway, Kenmore, Audubon and Longwood Medical Area neighborhoods and to meet the goals of the Civic Vision for the Massachusetts Turnpike Air Rights study. Phase 1 of the development, \u201cBower,\u201d consists of two buildings replacing an existing surface parking lot to provide 312 residential units and 40,000 sf of commercial space. Phase II is a 1,200,000-sf mixed-use air-rights development including ground-level retail space, an automated parking garage, and over 800,000 sf of laboratory\/office space in two buildings positioned on a newly constructed deck that will fill the existing space between Beacon Street and Brookline Avenue over the Massachusetts Turnpike.
