Fenway Center Phase 2
Fenway Center is a mixed-use, transit-oriented development located at the western gateway to Boston. It has been designed as an integral part of the existing Fenway, Kenmore, Audubon and Longwood Medical Area neighborhoods and to meet the goals of the Civic Vision for the Massachusetts Turnpike Air Rights study. Phase 1 of the development, “Bower,” consists of two buildings replacing an existing surface parking lot to provide 312 residential units and 40,000 sf of commercial space. Phase II is a 1,200,000-sf mixed-use air-rights development including ground-level retail space, an automated parking garage, and over 800,000 sf of laboratory/office space in two buildings positioned on a newly constructed deck between Beacon Street and Brookline Avenue over the Massachusetts Turnpike. The design replaces a large surface parking lot and fills in the existing space between the Beacon Street and Brookline Avenue bridges and David Ortiz Drive. The development will dramatically enhance the pedestrian environment with new, inviting walkways, green spaces, ground-level retail, and greatly enhanced connections to Audubon Circle, Kenmore Square, Fenway Park, Lansdowne Station, and the Lansdowne Entertainment District.
